Noida (Uttar Pradesh) [India], April 4: The time for breaking into real estate is around the corner; in fact, you are living it! Markets worldwide are throwing up great opportunities. “While markets are staggered globally, overall, it is a pretty picture. Off all global markets, Dubai is the current hotbed for residential investments. The demand is outstripping supply, and apartment prices were up 35% in 2022 compared with 2020, despite the peak of the pandemic, while villa prices have gone up by more than 50% during the same period,” he says.

“A lot of it has to do with the effective handling of the pandemic by the country has significantly increased its attractiveness to global investors. Dubai’s early easing of restrictions and reopening of tourism in 2020, while much of Europe remained under lockdown, has been a key factor in this.”

A glimpse of that lies in Dubai shattering its previous record of 80,000 residential sales transactions in 2009, as it achieved an astounding 86,000 transactions last year. A lot of it attributes to the UAE implementing multiple long-term visa choices that no longer require sponsorship, resulting in a significant influx of investors, remote workers, and entrepreneurs to the country and subsequently leading to the creation of more job opportunities.

Mr. Mehrotra draws a close parallel with India, another active operational market for Realty Assistant Global, an integrated realty advisory & solutions provider that caters to the GCC nations, the USA, Canada, and South Asia.

“The residential real estate sector in India is on a high, achieving a YoY sales growth of 68%, which confirms its position as one of the fastest developing industries in India. This new sales record highlights the industry’s significant progress,” he says.

When quizzed about what is fuelling this trend, he credits it to a combination of supporting factors to an underlying perspective shift towards home ownership.

“There is a palpable change in people’s preferences, with a greater focus on owning a home as opposed to renting. This shift is being fuelled by several factors, including the desire for a better standard of living, the increasing potential for higher earnings, and a growing number of consumers who have new aspirations and lifestyle changes.”

Mr. Mehrotra puts his weight equally behind commercial real estate, hitting a home run. “India’s robust growth prospects will result in increased demand for office and commercial spaces in Tier 1 and Tier 2 cities. This trend is already evident in the swift commercial development of cities such as Pune and Hyderabad. The co-working sector, which has effectively adjusted to evolving work demands, is emerging as a prominent player in meeting the requirements of India’s expanding youth population,” he adds.

Finally, what is that one piece of advice he has for young investors?

“Time your investments to really master real estate economics; everything else just falls in place.”

Assam: 64 villages affected in Dibrugarh due to massive hailstorm

Guwahati: Nearly 64 villages were affected due to massive hailstorm in upper Assam Dibrugarh on Sunday evening. Many big trees were uprooted and electric poles were damaged in many areas of the Dibrugarh town. Electricity was snapped. Repair works has been going on to resume the electric service.

“In the four revenue circles of Dibrugarh a total of 64 villages were affected due to hailstorm and massive storm which lashed many parts of Dibrugarh on Sunday evening at around 5 pm. After that heavy rain has been reported from many parts of Dibrugarh,” said a official of ASDMA.

Meanwhile, the Dibrugarh district administration has sent relief materials to the affected families.

According to reports, one person sustained minor injuries in Chabua revenue circle. “No casualty has been reported in Dibrugarh. Many houses were damaged due to hailstorm in Moran revenue circle. We have sent 3000 tarpaulins for the affected families. We have have also sent relief materials,” said the official.

The power lines has been cut off since Sunday and till now power has not been given in many areas of Dibrugarh owing to repair works.

Within a one week, this was the second time, Dibrugarh was hit by massive hailstorm.

Due to the hailstorm extensive damages has been reported from various places of Dibrugarh. Many people become homeless and taken shelter in other areas and many have made a makeshift with the tarpaulins distributed by the Dibrugarh district administrations.

“Our houses were damaged after trees fall on our house due to the hailstorm. The roofs of our house were damaged and big wholes has been created. We asked for compensation because we are poor people,” said a victim.

Assam: Ulfa-I cadre, linkman arrested in Dibrugarh

Guwahati: Indian army in a joint operation with Assam Police apprehended one cadre and a link-man of the ULFA(I) outfit on Sunday.

The operation was carried out by Spear Corps .Warriors on a specific input about the movement of a suspected cadre with a weapon in the area of Phaltutola under Police station Joypur in Dibrugarh District of Assam.

The apprehended cadre has been identified as Yasin Khan (31), a resident of village Jagun, Naharkatia and the link-man Bintu Sharma( 33).

One 7.62 mm pistol with 4 rounds was also recovered from them. During the initial questioning both the apprehended persons confessed to having links with the ULFA (I) outfit. They have been handed over to the Police for further investigations.

Sources said that Ulf-I linkman and sympathisers are trying to recruit youths from the rural areas of upper Assam.

Meanwhile, their attempts were foiled many a times by the security forces.”Most of the cadres of Ulfa-I were from villages of upper Assam. The upper Assam is always been a soft target of the proscribed organisation,” said a source.

Arunachal: After 7 days of intense ops, security forces nabbed jail break escaped militant in Tirap

Guwahati: After seven days of massive operation, security forces nabbed the jail break escaped militant on Monday from Bogapani area in Tirap district of Arunachal Pradesh.

The militant has been identified as Rocksen Homchha of Niki Sumi faction of the NSCN-K.

Homchha with other militant escaped from the Khonsa jail of Arunachal Pradesh’s Khonsa jail.

One AK 47 rifle was also recovered from the possesion of Rocksen Homccha.

“After getting information of Tirap DC Hento Karga, a joint operation was launched under Tirap SP Kardak Riba with the help of CRPF, IRBn and Arunachal Pradesh police’s special task force (STF) to nab the militant and on Monday early morning the militant was arrested,” said a top police official of Arunachal Pradesh.

On March 27, two NSCN-K militants – Rocksen Homchha and Tipu Kitnya escaped from Khonsa jail  in Tirap district of Arunachal Pradesh killing a police constable and critically injuring another security personnel.

The other  NSCN-K militant – Tipu Kitnya, who escaped along with Rocksen Homchha from Khonsa jail in Arunachal Pradesh, is still absconding.

“We have started a massive manhunt to nab the other militant who fled along with Rocksen Homchha. We have already alerted the police, Army about the incident and security has been beefed up in bordering areas. We will soon nab him,” said a police official.

This was not first jail break incident in Arunachal Pradesh. Earlier, criminals escaped from Arunachal Pradesh jails.

It might be mentioned that, seven undertrial  prisioners were escaped from Arunachal’s  Pasighat jail. The incident tok place on July 13, 2021.

St. Xavier’s High School Hosts 1st Annual Sports Day: Encourages Physical Activity Among Students

This was followed by the Sports Captain lighting the torch along with the four House Captains. The students presented many drills like the Dumble Drill, Lazium Drill, Zumba performance, an Aerobics display, along with an excellent Karate presentation. The Skills performance earned a lot of appreciation from the spectators. Interspersed with interesting and innovative races, the show was a spectacular success.

The Chairman, Dr. Amit Gupta Sir, gave an inspiring speech on the importance of sports in the lives of the students and announced Sports Scholarships for all deserving students. Adorned with well-deserved medals awarded by venerable Chair Person Mrs. Manvi Gupta Ma’am, the winners glowed with triumphant success. Aqua House won the Best House Trophy amid gleeful cheers of the students. Parents expressed their pleasure and lauded the dedication and commitment of the teachers in discovering and polishing the innate talent in students. Dr RG Patel appointed as expert member of Assisted Reproductive Technology (ART) and Surrogacy Board

Dr R G Patel is an infertility, IVF, and ART Specialist, and director of Sunflower Hospital, Ahmedabad, Gujarat

Ahmedabad (Gujarat) [India], April 3: Renowned gynaecologist and obstetrician and Director of Sunflower Hospital Dr RG Patel, has been appointed as an expert member of the National Assisted Reproductive Technology and Surrogacy Board by the union health ministry.

Dr Patel’s appointment to the National Assisted Reproductive Technology and Surrogacy Board, which functions under the Department of Health Research, Ministry of Health & Family Welfare, is for the purposes of the Assisted Reproductive Technology (Regulation) Act, 2021 and the Surrogacy (Regulation) Act, 2021, according to an official notification.

“I feel privileged and honoured to be appointed to the National Assisted Reproductive Technology and Surrogacy Board. I express my sincere thanks to Prime Minister Narendrabhai Modi and health minister Mansukh Mandaviya for placing their faith in me and appointing me to the board. I will give my best as an expert member of the board,” said Dr Patel.

Dr Patel is a gynaecologist, infertility and In-vitro fertilisation (IVF) and Assisted Reproductive Technology (ART) specialist. He has been performing IVF, Intracytoplasmic Sperm Injection (ICSI) and ovum donation procedures for more than 22 years. He performs around 1,500 IVF and ICSI procedures a year and has facilitated 20,000+ live births through such procedures. He has also successfully conducted 2,800 Intrauterine Insemination (IUI) procedures.

The Assisted Reproductive Technology Act is critical in shaping the future of artificial reproductive technologies in the country and aims to bring a positive shift to providing valuable patient experience.

“Since the infertility burden in the country is rising, it is crucial to have a proper regulatory framework that enhances patient satisfaction and that is what I as an expert member will try to contribute to,” he added.

India’s first batch of deaf football coaches receive ‘E’ License

The programme aims to train a cohort of deaf aspirants to become certified E license coaches who will deliver life skills modules to marginalised deaf children through the platform of football

Mumbai/Nagpur (Maharashtra) [India], April 3: Slum Soccer, an NGO promoting football among the impoverished communities across India launched a first one-of-its-kind training programme in India in association with Reliance Foundation to train deaf aspirants to become certified E license coaches at a special camp organised recently in Navi Mumbai under the aegis of the All India Football Federation (AIFF).

The certification course was held under a partnership with DeafKidz International with the support of Comic Relief and Reliance Foundation at Navi Mumbai had 20 participants from Nagpur who were coached by Shailesh Karkera, Senior Manager, Grassroots – AIFF Technical Dept. & AFC Grassroots Technical Panel Member and focussed on the fundamentals skills such as passing, dribbling, controlling, etc. Additionally, the training conducted at the facilities of the Reliance Foundation Young Champs Academy also focused on other essential aspects of coaching such as planning a football session, organising tournaments, roles and responsibilities of a coach, first aid and Do’s and Don’ts under the AIFF.

It must be noted that India is home to approximately 63 million people in the deaf and hard-of-hearing category and have access to limited sports facilities, resources, interpreters, etc. Due to a lack of licensing in this category, coaches are unrecognised and often take up undesired and unwanted jobs to make ends meet. Through this novel initiative, all the stakeholders aim to integrate coaches in this category with skillsets to develop new age competencies that will equip them to impart education to several hearing-impaired children.

Under the programme, the youth are not only getting trained under Slum Soccer but will be delivering football skills and football-games-based life skills through their communication method of choice like the Indian Sign Language (ISL). The organisers have also identified and partnered with several NGOs and schools in Nagpur to train children in football through sign language. Slum Soccer plans to expand this initiative to Mumbai, Chennai, among other metros over the next few months.

“To promote diversity, and inclusion at the community level, we have been organising regular football tournaments where participants play along with their hearing counterparts. It served to boost their self-confidence of the hearing-impaired players and encouraged their integration into the mainstream. Simultaneously, the able players got sensitised and developed a healthy camaraderie with their counterparts. The project is illustrating the transformation in the lives of hearing-impaired adults who are provided with access to the programme and trained as coaches. We sincerely thank the contribution of our partners – Reliance Foundation, DeafKidz International, AIFF and Comic Relief for extending their support to our initiative,” said, Abhijit Barse, CEO, Slum Soccer.

“This is the first time that we are conducting an official AIFF Coaching Course for differently abled candidates and a lot of work has gone into preparing for it. The goal is to make our coaching programs more inclusive, accessible and empowering for future participants so that they have the tools to engage effectively with children in their respective communities and sporting entities,” said, Savio Medeira, Director of Coach Education, AIFF.

The programme will also coach children on the importance of education, safety, health and hygiene, safe spaces, protection of their rights, safeguarding, basic life skills, etc. This training will be the first of its kind to meet deaf children’s needs, effectively capturing their attention through best-spoken deaf-focused teaching and learning methods, which can then be replicated in other geographical locations throughout India in the future. The training would bring together the community and build sustainability to take forward the mission to make football deaf-friendly (and deaf persons football friendly).

Sugee Group showcases enthusiastic participation in Dadar Beach Clean – up Drive 2023

Mumbai (Maharashtra) [India], April 3: Mumbai’s leading real estate developer Sugee Group, in collaboration with Maharashtra Navnirman Paryavaran Sena, which works for preservation of environment by undertaking beach cleaning and other environment betterment initiatives, organised a beach clean-up programme – ‘Our Oceans, Our Responsibility’ – at Mumbai’s Dadar beach today.

Today’s initiative witnessed participation from local citizens, nature loving youths and environment – conscious volunteers and school students from all across Dadar and other parts of Mumbai. As a community drive, the employees and associates of Sugee Group also actively participated in this beach-side environment clean – up drive.

The Sugee Group has been supporting Maharashtra Navnirman Paryavaran Sena in organising these beach clean – up programmes from the past few years. Promoted by an ocean lover and environmentalist, Mr Jay Shringarpure, Maharashtra Navnirman Paryavaran Sena conducts various orientation programmes for the youth and teenagers to create awareness about the importance of ocean cleaning and educate them on various aspects of sustainability and sustainable living.

Talking about his concerted efforts to save beaches through beach clean – up activities, Mr Shringarpure said, “This is the sixth successful year of our beach clean – up drive and every year, the participation from environment conscious people is just increasing, which is a good sign. The oceans and beaches are irreplaceable and hence, we must save them. We are happy to have environment – sensitive partners like Sugee Developers, which has strengthened our resolve to protect the environment.”

Adding further, he said, “Beach clean – ups are important to mitigate the problem caused by ocean debris and the danger that plastic pollution poses to marine life. We want to inculcate the sense of responsibility amongst youngsters, who are the future of tomorrow and for whom this coastal environment needs to be well-preserved.”

Till date, more than 10,0000 Plus volunteers have participated in this campaign and helped remove more than 9,000 tonnes of plastic and other garbage from 450+ beaches cleaned-up. On 11th December, 2021, Maharashtra Navnirman Paryavaran Sena in support from Sugee Group have created a history by undertaking the biggest beach cleaning campaign that was recognised by the Limca Book of Records. Maharashtra Navnirman Paryavaran Sena has been undertaking campaigns and initiatives like beach clean-ups, plastic collection, green smiles – a walk for oceans, etc.
